We do not charge for the viewing trip of properties but you need to cover a transport expense of 30 Euro cents per a kilometer during your traveling in Bulgaria.

DEPOSIT PAYMENT

You find the exact property for you!
If you are at a stage to secure a property for you in Bulgaria the usual deposit rate is 10% of the price of the property. You pay us this rate and we secure the property for you with its owner.
Note that the deposit is non-refundable in case you decide to not to purchase the property.

You find your property through the internet!
Let us know about the property you wish to secure for you and we will immediately put a mark “reserved” on the property for you at the website.
We will send you our company bank details. You pay 10% of the cost of the property as a
DEPOSIT VIA BANK TRANSFER to our head office.
When you are paying the deposit you enter your full name and the ref. number of the property you wish to secure for you.

YOU STILL HAVE NOT A BULGARIAN LTD. COMPANY?

As a foreign person to buy a property with land in Bulgaria or a plot of land you need to have your Bulgarian Ltd. company. This company will buy the land for you. You will be the owner of the company and respectively of the land.
Our lawyer can help you with the setting up of your company. The process goes as follow:
You sign all needed company papers and give our lawyer a POA to register the company for you.

2 BGN stay deposited at a temporary bank account as a starting capital of your company. It stays there until the company registration is completed – 10-15 working days. After that the 5000 is withdrawn. You can use it like a part of your outstanding balance for the property you purchase.

COMPANY FORMATION

You use your Bulgarian Ltd. company to obtain a property in Bulgaria (not required if it an apartment as it is with a minimum land ownership).
500 Euro is the state and lawyer’s fee for the setting up of your company. The company registration usually takes between 10 to15 days.


SELL


Right after your company is ready we ask you for your balance payment for the purchasing of your property. Our lawyers make the final checks of the sales documentation.

CONGRATULATIONS!


You have become the new owner of the property. The ownership rights of the property have been transferred to your company name and you have become the new owner of the property.


NOTARY ACT/DEEDS

The Title deed will be transferred to your company name
Reporting property tax to tax authorities. It has to be done within two months of the date of the transaction settlement before a notary public.

AFTER SALE SERVICES

 

Drafting of annual financial report and Tax Return, arranging and filing  them at the end of the year at the Tax Office;
Assisting in furnishing the house;
Refurbishment and decoration, Renovation, Plumbing, Electrics, Garden maintenance;
Inspecting/overseeing the property once a month;
Assisting in insuring the property;
Assisting the foreign person to be registered in the “Immigration Office” at the nearest Police station when they stay in the property bought by them;
Arranging and making monthly payments of current expenses of electricity, water, telephone, etc.

 

 

 

PRICES TO BUY A PROPERTY IN BULGARIA

Once you find your property to buy in Bulgaria you can start the purchasing process. What does the total cost include?
- Price of the property ( shown on the website )
- Our commission – 3% of the price of the property and not less then 500 Euros
- Notary tax, stump duty, lawyer’s fee – between 3 to 6% of the price of the property
- Fee for setting up of your Bulgarian Ltd. company (only in case you still do not have one) – 500 Euros
